6. Date of First Payment. Stipulate the date of the first payment that the buyer is required to make, so that the seller will be clear that they are required to continue making payments on the property until that time.
7. Attorney Review. Ask your attorney to review your contract with each separate transaction, as subject-to transactions have received some negative publicity which has led to changing laws in a few states. Further, require in writing that the seller have the contract reviewed by their own attorney to avoid any future charge that the seller was misled or pressured into the agreement.

People get so funny (and I mean funny weird, not funny ‘ha ha’) when you call them by the wrong name. What’s even more strange is that I’m not referring to their given name, no I am referring to their job title or their working name… Take for instance ‘GREASE MONKEY’
I love that name. It conjures up the oddest pictures. Granted it does not necessarily paint the worlds most professional image (after all, some people think monkeys are smelly skittish creatures) but it does paint a mental image and one hell of a good one.
That’s the funny part though isn’t it. Words which by their very definition are static and flat (until spoken of course), are our meagre attempt at packaging a thought, idea or concept into a sound.
We even choose to let sounds evoke an emotional response. Think about this for a moment, when someone shouts a rude word at you what has happened - nothing really. You heard a sound, you ‘recognized’ it and then you ‘interpreted’ it, and finally you gave it meaning based on experience.
And that’s where it gets really interesting. YOU DECIDED what to think, feel and do because you heard a sound. Pretty powerful stuff if you stop and think about it. The trouble is though, if we stop and think about this too much it all unravels and you’ll get a headache (grin).
But all kidding aside, you decide what a word means. So why on earth do mechanics get so bent out of shape over a sound - sorry I meant to say a few words: GREASE MONKEY. Try this with me. Say grease monkey ten times fast. I bet you can’t help smiling - I do.
The term evokes in me pleasant memories, of a bygone era when people were kinder and more gentler. It reminds me of my late Grandfather (a giant of man) and his generation. Today people seem to take things far too seriously, take for instance this monstrous mouthful:

Do you have any idea what this fellow does for a living? Go on, take a guess. Did you get it right? They’re a window cleaner. A perfectly respectable and absolutely necessary job. But for some reason they felt that the newer name made them sound more ‘officious’. If you ask me (as a marketer) it’s a fool-proof way of getting lost in the shuffle. I mean seriously folks, when was the last time you went looking for a ‘transparent wall technician’ in the local phone book.
You think I’m missing the point because I’m not an automotive technician? You think that I don’t get the fact you feel you get little or no respect - I understand. In fact each day I try to help build the industry’s image with positive articles, adverts and marketing advice. You guys are great - I get it, but I’m not your customer.
I am not the only one who is ‘confused’ by the new automotive names you’ve taken. There is empirical evidence wish shows that when you changed your name from ‘mechanic’ to ‘automotive technician’ - although you may have felt better about yourselves - you lost customers.
Decades of time was invested in the word mechanic - and ironically - grease monkey. People associated the terms with their vehicles. When your car breaks down you seek out a mechanic. Technicians fix computers and other technical gadgets - I know, cars are now basically computers on wheels, but the consumer doesn’t yet see them that way. Why ignore all that good will and positive ‘brand’ history?
Here’s some of that proof I mentioned earlier - it’s been taken from Overture, a website that shows the terms people are seeking, the counts are local and for one month:

Look, I know you don’t like ‘grease monkey’ and quite frankly I get it. But people seem to look for it 60% more frequently than technician. And mechanic is still the #1 term outperforming technician by about 250%

Everywhere you look in Mother Nature we are reminded of symmetry, patterns and cycles. One pattern of nature we often do not discuss in the patterns of erosion, which we can see better from an airplane, satellite photo, from valley looking up at a mountain or from top a mountain looking down below. By looking at the erosion patters as a historical record of the climate and weather conditions of days gone by, there appears to have been many such climate changes in the past. These occurred of course without the pollution of mankind in more modern eras and periods.
Is Global Warming really the right term for the current paradigm in our weather and climate trends, the definition of course being an event caused by mankind’s lack of respect for the environment, the concrete we poor (urban heat) and the pollution we create. In fact Global Warming theory does not take into account the Solar Cycle changes or the Volcanic Activity and the thrusting of high volumes of debris, steam and clouds into the atmosphere?

Question: If a dog is man’s best friend, and diamonds are a girl’s best friend, which is the dumber sex?
Being of the male persuasion, I lean toward canines and thus appreciate the origin of the exalted title bestowed on them.
It all started at Warrensburg, Missouri, in 1869 when a dog named Old Drum was shot dead by one Dick Ferguson, ward of Leonidas Hornsby, a sheep farmer.
Hornsby had lost several sheep to dogs and let it be known that he would shoot the next dog that came on his property. That dog was Old Drum, a prized hound well known throughout Johnson County for his keen nose and hunting prowess.
Old Drum was owned by Charles Burden, brother-in-law and neighbor of Hornsby. Burden demanded recompense for the loss of his skilled animal. Hornsby refused, contending he was justified in protecting his valuable sheep.
Burden went to the local justice of the peace seeking redress. He was informed that the maximum damages allowed for a dog was $50 — about $200 in today’s money. Burden filed suit against Hornsby for that amount in Common Pleas Court.
There was no animosity between the two men — before or after a series of ensuing legal trials. Yet, the two men persisted in a costly battle to uphold their rights.
At trial, the judge found in favor of Hornsby. Burden appealed, lost, and appealed again.
Finally the case reached the State Circuit Court at Warrensburg for jury judgment on Sept. 23, 1870. Two prominent attorneys — well known for their persuasive skills — represented Hornsby.
Col. Wells Blodgett and his partner, local attorneys, represented Burden but was pessimistic about his chances against the high-powered defending team that had prevailed in the other trials. .
By chance that day, Vest was at the courthouse on another legal matter. He had been elected to the Missouri House of Representatives, but moved south to join the Confederacy during the Civil War a.k.a. War Between the States. After the war, Vest returned to lawyering and was recognized as an accomplished orator.
Burden implored Vest to come aboard as special counsel with his other two lawyers.
Vest, a dog owner himself, agreed. It is said that he vowed “to apologize to every dog in Missouri” if he did not vindicate Old Drum.
Blodgett spoke first. Then the two defense attorneys asserted it was “ridiculous to make such an ado about a dog of small value.” The jury seemed unimpressed with all arguments, pro or con.
Ignoring the plaintiff charges, and the defense testimony, Vest opened his summation with spontaneous remarks to the jury. It was comprised of men who probably had cherished hunting dogs also.

“Gentlemen of the jury, the best friend a man has in the world may turn against him and become his enemy. His son or daughter that he has reared with loving care may prove ungrateful.
“Those who are nearest and dearest to us, those whom we trust with our happiness and our good name, may become traitors to their faith.
“The money that a man has, he may lose. It flies away from him, perhaps when he needs it most. A man’s reputation may be sacrificed in a moment of ill-considered action.
“The people who are prone to fall on their knees to do us honor when success is with us, may be the first to throw the stone of malice when failure settles its cloud upon our heads.
“The one, absolutely unselfish friend that man can have in this selfish world, the one that never deserts him, the one that never proves ungrateful or treacherous, is his dog.
“A man’s dog stands by him in prosperity and in poverty, in health and in sickness. He will sleep on the cold ground, where the wintry winds blow and the snow drives fiercely, if only he may be near his master’s side.
“He will kiss the hand that has no food to offer; he will lick the wounds and sores that come in an encounter with the roughness of the world. He guards the sleep of his pauper master as if he were a prince.
“When all other friends desert, he remains. When riches take wings, and reputation falls to pieces, he is as constant in his love as the sun in its journey through the heavens.
“If fortune drives the master forth an outcast in the world, friendless and homeless, the faithful dog asks no higher privilege than that of accompanying him, to guard him against danger, to fight against his enemies.
“And when the last scene of all comes, and death takes the master in its embrace, and his body is laid away in the cold ground, no matter if all other friends pursue their way, there, by the graveside will the noble dog be found, his head between his paws, his eyes sad but open in alert watchfulness, faithful and true even to death.”

Thomas Crittenden, lead attorney for Hornsby and later governor of Missouri, recalled the courtroom scene.
“Vest seemed to recall from history all the instances where dogs had displayed intelligence and fidelity to man. He quoted more lines of poetry about dogs than I had supposed had ever been written.
“He capped the monument he had created by quoting from the Bible about the dog which soothed the sores of the beggar Lazarus as he sat at the rich man’s gate.
“It was as perfect a piece of oratory as was ever heard from pulpit or bar. Court, jury, lawyers and audience were entranced. I looked at the jury and saw all were in tears. The foreman wept like he had lost his dearest friend.
“I said to Hornsby and my partner that we had better get out of the courthouse or we would be hanged.”
The jury returned a unanimous verdict and recommended $550 in damages. When the judge collected his wits, he reduced the judgment to the legal limit of $50. Hornsby appealed the verdict to the Missouri Supreme Court but was denied.
It was Vest’s “Eulogy to Old Drum” that originated the saying, “A man’s best friend is his dog.” It propelled Vest to U.S. Senator, the four-legged plaintiff to immortality and the city of Warrensburg to a national shrine.

The Foreign Exchange Market, better known as FOREX, is a worldwide market for buying and selling currencies. It handles a huge volume of transactions 24 hours a day, 5 days a week. Daily exchanges are worth approximately $1.5 trillion (US dollars). In comparison, the United States Treasury Bond market averages $300 billion a day, and American stock markets exchange about $100 billion a day.
The Foreign Exchange Market was established in 1971 when fixed currency exchanges were abolished. Currencies became valued at ‘floating’ rates determined by supply and demand. The FOREX grew steadily throughout the 1970’s, but with the technological advances of the 80’s FOREX expanded from trading levels of $70 billion a day to the current level of $1.5 trillion.
Who Trades in FOREX?
The FOREX is made up of about 5,000 trading institutions such as international banks, central government banks (such as the US Federal Reserve), and commercial companies and brokers for all types of foreign currency. There is no centralized location of FOREX; major trading centers are located in New York, Tokyo, London, Hong Kong, Singapore, Paris, and Frankfurt. All trading is done by telephone or Internet. Businesses use the market to buy and sell their products in other countries, but most of the activity on the FOREX is from currency traders who use it to generate profits from small movements in the market.
Even though there are many huge players in FOREX, it is accessible to the small investor thanks to recent changes in the regulations. Previously, there was a minimum transaction size and traders were required to meet strict financial requirements.
With the advent of Internet trading, regulations have been changed to allow large interbank units to be broken down into smaller lots. Each lot is worth about $100,000 and is accessible to the individual investor through ‘leverage’ loans extended for trading.
